If you are working directly for the titled owner of the property, you are not required to do a Notice to Owner. A Lien maybe prepared in lieu of a Notice to Owner. To do a Lien, you have 90 days from the last day of contractual work. This does not include punch work. Liens are only good for one year, if you do not get paid within a reasonable time frame a Construction Lien Law Lawyer should be consulted.
